1) Reservations and Confirmation
All reservations must be made through our online reservation page on bujtinapolia.com. A booking is confirmed only when you receive a confirmation email from Bujtina Polia.
2) Booking Fee (Deposit)
To confirm your reservation, a non-refundable booking fee is required.
The fee is typically around 30% of the total amount per room, but it may vary depending on room type, number of nights, and number of guests.
The exact booking fee and total price will be shown during the booking process and/or in your confirmation email.
3) Remaining Balance
The remaining balance (total price minus the booking fee) is payable as stated in your confirmation email (for example, at check-in or before arrival, depending on the booking).
4) Rates and Taxes
Rates are shown as displayed on the website and are calculated per room unless stated otherwise.
Any applicable local taxes/fees will be included or shown during booking where required.
5) Cancellations
The booking fee is non-refundable if you cancel for any reason.
If you cancel, any additional payments made beyond the booking fee (if applicable) will be handled according to what is stated in your confirmation email and the rate conditions shown at the time of booking.
6) Changes to a Booking
Requests to change dates, guest numbers, or room type depend on availability. If changes are possible, the price may change. Please contact us as early as possible at booking@bujtinapolia.com.
7) Check-in / Check-out
Check-in and check-out times (and any late arrival instructions) will be provided in your confirmation email. Please inform us in advance if you expect to arrive late.
8) Guests, Occupancy, and Children
Only registered guests may stay in the room/property.
Maximum occupancy per room must be respected.
Children are welcome; any child/bedding policy will be shown during booking or confirmed by email.
9) House Rules and Property Care
Guests are expected to respect the guesthouse, other guests, and local community. We may charge for damage, missing items, or excessive cleaning beyond normal use.
10) Force Majeure (Events Beyond Control)
In cases such as extreme weather, road closures, natural events, or other circumstances beyond our control, we will do our best to offer practical solutions (date changes or alternatives), subject to availability.
11) Liability
Bujtina Polia is not responsible for loss, theft, or damage to personal belongings. Guests are responsible for their own safety and behavior during their stay and activities in the region.
